I believe that it takes a lot of promotion to sell a home. Consequently, my marketing plan always includes most if not all of the following offline activities:
Home Preparation – One of the first and most important services I provide is to prepare your home for the market. Houses sell faster and for more money when they are in great condition. My Team includes a network of vendors ready to make repairs, improvements and/or upgrades.
Staging – There are 2 styles of staging.
- I help to prepare your home to “Show-Ready” condition buy using your own furniture.
- I bring my own staging materials (furniture) to your vacant home to again, make it “Show-Ready”.
Pictures, Pictures, Pictures – I’ve invested in $1,000′s in top of the line photographic equipment so I can personally shoot the homes I represent. I stage the home 1st and then begin the photo shoot. If additional shots are needed, (i.e. sunny day vs rainy) I can come back at any time. I also can get the photos that I know will promote your house to the best advantage on the internet.
Real Estate Book Advertising – 33,000 of these books are created every month and placed in nearly 800 locations in the northend. Buyers love to look through this digest. That’s why I have a 2-page advertisement in every issue. By using the 800 contact number, my listings get a ton of activity 24-Hours a day!
24-Hour Recorded Information – Each home I list is assigned an extension number that can be accessed through my personal 800 phone line. That means any buyer can pull one of your flyers and call the toll-free number and get a walking tour of the home 24-hours a day!
Open House – I’ve had a lot of success with holding homes open at least on Sundays and sometimes Saturdays and Tuesdays. I like to stay longer than normal because I tend to attract good buyers who don’t want to quit at the standard 4:00pm time. I also use from 6-11 signs helping to draw in more buyers that are looking in the areas close to the open.
Mailings – I send postcards within the neighborhood of a new listing to attract the attention of local owners that might know someone who’s looking for a home in the area. I also mail to approximately 2000 homes in the Richmond Beach, Richmond Highlands and Innis Arden neighborhoods. I include a list of homes for sale in that monthly newsletter.
Signage & Flyers – Real Estate signs always look the most professional, so I make the flyers in the box and in the house as attractive as possible. Lots of color, lots of photos. The objective is to create a quality promotional piece that will remind the buyer of the quality of your home. I also find that a buyer will keep the best looking flyers longer.
